Shallow-well pumps

These days, the most common pump for a shallow well is a jet pump. Jet pumps are mounted above the well, either in the home or in a well house, and draw the water up from the well through suction (see Single-Drop Jet-Pump System diagram on next page). Because suction is involved, atmospheric pressure is what's really doing the work. Think of the system as a long straw. As you suck on the straw, you create a vacuum in the straw above the water. Once the vacuum is there, the weight of the air, or atmospheric pressure, pushes the water up the straw. Consequently, the height that you can lift the water with a shallow-well jet pump relates to the weight of the air. While air pressure varies with elevation, it's common to limit the depth of a jet-pump-operated shallow well to about 25 ft.

Jet pumps create suction in a rather novel way. The pump is powered by an electric motor that drives an impeller, or centrifugal pump. The impeller moves water, called drive water, from the well through a narrow orifice, or jet, mounted in the housing in front of the impeller. This constriction at the jet causes the speed of the moving water to increase, much like the nozzle on a garden hose. As the water leaves the jet, a partial vacuum is created that sucks additional water from the well. Directly behind the jet is a Venturi tube that increases in diameter. Its function is to slow down the water and increase the pressure. The pumped water–new water that's drawn from the well by the suction at the jet–then combines with the drive water to discharge into the plumbing system at high pressure.

Because shallow-well jet pumps use water to draw water, they generally need to be primed–filled with water–before they'll work. To keep water in the pump and plumbing system from flowing back down into the well, a 1-way check valve is installed in the feed line to the pump

I just recently activate a well that had been secured for about 10years. A water treatment plant was built and we only use the well "as needed only" the treatment plant is undergoing renovation and we need to activate the well. My suction pressure is about 74psi and discharge is 76psi, i don't think that water is getting into the distribution system.How can i tell if it is?

when the pressure switch shuts down i get hammer noise in floor where pipe is connected the rafter,pressure is correct on the switch and the air pressure in tank is right pressure,i placed a hammer arrestor in line before the pressure tank,it does not always do it just once in a while pipes are all secure,where is the hammer coming from???

The points on the pump get stuck. I loose pressure in the inside plumbing and I now know to go out and tap the box that houses the points. Someone told me to file the points gently with sandpaper to clean the contacts. Am unemployed....will that work for now. Thanks

Answer: It won't hurt the pump to run the water during a power outage, but if you do you will drain your pressure tank and you will have no water at all until the power returns and your pump comes back on to repressurize the tank. My advice is to use water only when absolutely necessary during a power outage.

Hello, I have the same problem as comment #496. my pressure switch on my deep well system is set to shut off at 40 psi. my pump will only get up to about 37 psi and continues to run. I lowered my switch to 35 psi so pump will shut off. system holds pressure just fine. can you tell me why I can not get more than 37 psi.? thanks.

Water is hard locate. I have a bored 28' well and a 9". Neither are adequate for the demand, but combined and alternating it could work. I need to know how to wire the two wells so when one runs low it will switch to the other, and so on. Can you help?

We just moved into a house with a well. We were told that there haven't been any problems with the water. First there was no water just a stream, then there was tannish looking water, put new filters in and no water at all now. My well is about 50Ft deep any suggestions? How can this be fixed.

it should be easily replaceable. u should go back with the 75 psi pop off if it is a household well. generally household pressure switches will be set for 50-60 psi range. reason its located near the well is so that the pressure thats generated from the pump will burst at the well head, so i do recommend u place it at same spot.

u can use a jet pump for an above ground system but not highly recommended. no matter how hard u try, it will at some point keep gettin air locked. the jet pump will have a systems to install a foot valve down below in the water line. ur best bet is to just use a submergible. it's a lot more reliable.

I have the same problem as # 539. We put a new pump and pressure tank in in June. Water is fine for awhile and suddenly there is none. Nothing from any tap. We think a line froze and put heaters under one afternoon. At 2:00am water was running. Next day no water. I shut off the pump breaker for a few hours or longer, turn it back on and the toilet tank and hot water tank fill. No water in taps. The pressure gauge on the tank shows no pressure. There is no pressure switch. How do I get pressure and what could be wrong? Have a low water table, weather is freezing but still water does run into the system. No pressure on gauge shows. How do I get pressure? possible faulty wire?

I have a shallow well (about 10 ft to the water) but to be sure the well driller went down to 42 ft deep. I have two pressure gages - the one at the pump fluctates wildly bur the one at the tee into and out of the water tank work smoothly The Pressue switch kicks in at 18 psi and drops out at 38 PSIand runs for what seems like 3 or 4 minutes. The water tank is an approximately five year old bladder type. Some how between the tank and the facets the pressure and the volumn of water is reduced so that you can't have two spigots running at the same time or no one gets any water. The low pressure switch takes forever to get low enough to turn the pump on. It kind of acts like some little gremlin has placed a shut off in the line somewhere. Any ideas would be appreciated. JRJ

I have a well with a single drop jet pump system. The motor was replaced a couple years ago and has operated flawlessly since. I just noticed the other day I am now experiencing a water hammer on the well side of the pump. The water hammer is hard enough to be heard throughout the house and felt below the ground outside over the well head. It appears I still have water pressure and capacity but upon hitting the cut-off pressure the pump shuts-off and the hammer occurs with two distinct hammers. What could be causing this?

I had bored a well in the month of january'09 and the discharge was observed to be around 25000 LPH and no pump was installed immediately but around 7 months later a submersible pump of 10HP capacity was installed.The well now is not supplying necessary water discharge and after running for 10-15b mins the water flow stops completely.The depth of the well is around 500 ft and the submersible pump is installed at 379ft.By controlling the flow by a valve the discharge can be maintained to around 8000-10000 LPH but on fully opening the valve the water flow stops completely after 10-15 mins.What can be the problem of the well? WE have submersible pump about 25 yrs old at a cabin in Colo. The pressure pump goes from 30 - 55 (60) lbs but the "water system" continues to make gurgly, air bubble noises after using the water system (toilet, sink, etc). Previously (2 yrs ago) the pump was quiet, pump water for a few seconds, and kick off.. now the water heater is making noise too,, could there be a valve gone bad in the pressure pump and could the water be draining back into the pump.. we can't replace the well do to new building codes, what would a new pressure system cost.. To hook onto city could be quite costly. Thanks in advance..

We have a submersible pump. I can hear water moving through a pipe that comes into our house constantly even when the the storage tank is full. I even hear the water when we turn the water off to the house at the storage tank. There is now water coming out of the pipe from our drain field around our house . My submersible system control box cycles on and off when I put a demand on the system. When still the pressure reads 95 on the gage,I turn on a faucet , pressure drops to about 65 and the points just open and close until I turn the faucet off. Once in a while they operate correctly, the points close and the pump runs.. Hope I have explained well enough..help!

I have a 1 hp pump on my well/ not a jet pump The well is 160 ft deep/2" casing with a 1 1/4 drop pipe. The level of the water from the ground level is 8 ft. I changed from a 20--40 psi switch to a 30--50 to get more preasure. The pump really strains to get to 46 psi ,turns off and restarts at 29 lb. The problem is when I have a shower running and then a washing machine or other sources the pump switch will kick out and I will have to shut something off and reset the preasure switch. I do not loose prime DO I NEED A JET PUMP???

I have low water pressure I have a two line deep well pump system. I can only get up to 22 pounds of pump pressure. It works ok,but the pump wont shut off at all.it dosent blow fuse or nothing. I don't run out of water, it just won't build pressure. I set the pressure switch to turn off at 28 pounds pressure, but this means that the pump won't turn on until the pressure drops to about 8 pounds. It works ok but I would like more pressure. I've been tasked by someone to find a purely mechanical pump, i.e. hand pump or such, for a well that is 700 ft deep. The person said that when their electricity went out they were without water for 6 months straight. Mind you they live in a very rural and remote area.

we are buying a house with a well. jet pump. they put in a new bladder tank. the pump goes on every 10-15 minutes for almost a minute. we are not living there yet, so no water use. also, there is a huge puddle under the well house. is any of this normal? what can we do?

I have a new jet pump, all new piping, new check valve and all. I have primed the pump and got all the air out of the system. The pump will work fine for a hour or so and then lose pressure. All the fittings are tight and have been wrapped in tape to prevent leaks. The only thing that is not new on the system is the tank but the air pressure is at what the manufacture calls for. Please help. My well pipe is about 50 feet long. At least 10 feet under water.

Have a sandpoint well. approximately drops 10ft. at that point in the well there is 1" 1/4 pipe that drops another 27 feet to where the sandpoint pipe reaches water. at the top of the 27 feet of pipe it makes a transition into a 1" black pvc flexible pipe that travels approx 50 ft. into the basement of the cottage. There is a centrifugal pump and a diaphram pressure tank with a limit pressure switch and also there is a check valve. For some reason I lose pressure from 40psi to nothing without running any water. Question is why do I lose pressure and do I have the right equipment which includes sandpoint, piping,check valve, to pump, to pressure tank to hose?

Although not a well problem I think this relates. I draw water from a lake for a summer home (winterized also so I want this system to work 4 seasons). The system I have is a submersible pump connected to a 1 inch poly pipe (rated A 100PSI) going to the house. The pipe is buried at the water edge and all the way to the house (Approx 150ft length and 40 ft rise). The Polyethylene pipe is now breaking somewhere every year and I want to replace it with a pipe I won't have to worry about again. What material pipe would you suggest. It is buried in the woods so it has to stand up to rough soil rocks and roots. I am in northern NY in the Adirondacks so the winter season is very harsh.

My wife and I work for a volunteer organization in Guyana South America. We're wanting to sink an economical well out in one of the villages. The soil is pretty sandy but the water table is about 20 ft. down. We were thinking of driving a sand point well since the soil in the village appears to be pretty sandy. There is also a hose that appears to be a vent - not connected to anything. During heavy rains this vent pipe fills with water and drips onto the floor causing flooding in the basement. In response to #312: It appears your surge tank is too small. The surge tank acts as a storage tank for the water the pump is forcing into it. It also maintains system pressure between the values your switch is set to turn your pump on and off. The surge tank has a bladder (diaphragm) that separates the upper half of the tank from the lower half – this keeps the charge air separated from the water. When water is forced into the tank the air above the bladder (diaphragm) is compressed. Air pressure increases when it is compressed. When the pump is off tank pressure decreases by demand as water is pushed out of the tank. This happens real fast on a small surge tank. My recommendation is to buy a 20 gallon or larger surge tank. A larger tank should resolve your short cycling problem.

In response to #463: I see three possibilitites: One is the well, one the pump, and the third is the piping between the discharge of the tank and your house. The pump is able to reach 50 psi but only barely. House water flow is initially high and then drops off. When a demand occurs on your well the water level drops until the well is being refilled at the same rate as demand. Surface pumps are only able to lift water something like 33 feet. The higher the water column lifted, the less the pump output. A 1/2 HP pump doesn't have the lifting power as a 1 hp pump. Pump: If the vanes are worn it can't develop a good vacuum to suck the water. Pipe: Sometimes wells have mud (some call it rust) that pass into the house. The pump-to-house piping is the lowest so any sticky sediments from the well will eventually coat the piping and restrict flow to the house. Stagnant pressure in the house will be at tank pressure and rapidly drop off during house demand. This can be checked by observing the symptoms you described when drawing water at the tank.

In response to #465: It appears your tank has a broken or damaged diaphragm. The 28 psi tank charge is made with no water in the tank. Turn the pump off, drain the tank and charge it with air to 28 psi. If air blows through the drain you have a broken diaphragm and the tank needs to be replaced. A small rupture in the diaphragm will allow water above the diaphraagm. If the diaphragm is leaking the compressed air will be absorbed back into the water over time and the air bubble will eventually be lost which will result in short cycling the pump.

I have a deep well with a 1 1/2 hp motor. The water stopped all of a sudden and pump would not prime We took the pumpo out and had it check, OK. We pulled our 1 inch return out and put a new jet and leathers on and then primed the pump and got water,but after about 10 mkinutes it is dry and then 5 minutes later we have water again. The pump is very hot and the tank never fills. Could it be clogged since we pulled up some dirty water. Is it possible that because the tank is not filling that the pump over heats and then cuts out. Pump at our vacation house was off when we went out to check the property. Electricity was on and the connections showed they were live at the control panel. Pushed the reset button, and after several tries there was a low humming noise. Pressure gage showed no change at all however, There was a screw next to the control panel that started to move up and down at the same time, but no appreciable water pressure resulted. Any comments would be appreciated. Not sure if it is the pump or what.

I move my tank and pressure switch and water heater(all new) My old tank had a leak in it. The old system was right next to the incoming waterline from the pump.I moved ever thing 8 feet over to another room. I had to run new piping to reach the new area where the new system is. Since my house is a slab home instead of tearing up the floor the new piping followed the wall and ceiling to the new area. The new pipping route went 8 feet high and the 8 across and the then 8 feet down to the new tank and pressure switch.Like an (n) I have plenty of water pressure in the house but no water pressure to my frost free water hydrants in my yard. The hydrants get water when the pump comes on when water pressure drops due to water being turned on in the house. I'm not sure where the yard hydrants tie into the system. I think they come off the main supply line before the line comes into the house. Did I cause a pressure problem to the hydrants because of the way i ran the new piping. Or is the check valve i installed right before the pressure switch is causing the lines not fill up. What can i do to fix this problem. So far the wife has not got mad at me about water her flowers. I have been filling up old milk jugs in the house and putting them on the deck for her.> Could moving the pressure switch closer to the incoming line help.

I have a problem similar to 15, 43, 223, 290, and 422 where the water pressure reaches a maximum value and will not go over that. I put in a new jet pump (Red Lion) about 6 months ago. It worked flawlessly for those 6 months cycling between 30 and 50 psi. This last weekend I noticed the pump was running for too long and starting to get warm while only reaching a maximum of 20psi. I have since drained the tank and repressurised it as per the directions on the tank, I have checked the inlet and outlet lines for leaks, I have taken the entire pump apart and found nothing out of the ordinary (jet, venturi and impeller look clean). We have now used the pump like this for a couple days where the pressure will get down to about 10psi and I'll start the pump manually until it reaches its maximum (20psi) and then I'll shut it off. The maximum pressure does not fluctuate. What else should I be checking? Would a partially plugged screen cause this problem?

I have a Sears 1hp convertable jet pump with the shallow well adapter and a new foot valve, all new last year. My well is 36 feet deep with the foot vale at 20 feet and the water level in the well is around 7 feet down. The pump set points are 55 and 45. My problem is when I run my garden hose,which is a 100 foot hose, the pump will not keep up and will run constantly. The pressure in the tank will drop down to 30 PSI. I think i have a deep well system in this house, by looking at your diagrams on here..My questions are all of a sudden we will loose all water, why? It primarily happens when we call for hot water..Then then when we do have water you can hear air in the lines through out the house, the water comes out like it is spitting..I have asked my landlord to look at this and he brought someone over.. I have a Goulds 1/2 hp well pump. The pump ramps up to 30 psi then pressure levels out but pump keeps running. Reduced relay spring adjustment to 30 psi but do not have enough pressure for home showers etc. I have two check valves; one at the pump and a foot valve in the well. Could sediment in either check valve be the problem? It was shut down for three months. Worked fine prior to closing my home for the Winter. Primed the pump once and started pulling water immediately but got a shot of sediment in the filter housing. I cleaned it out, primed it again and only went up to 30 psi. I have lived in this house for 2 years now and I haven't had any problem with the water well until recently. One day the well lost it's prime and I opened the tank and poured water in to prime it. No problem. Well, a few days later there was a lot of air in the pipes and I thought it was strange, but the tank had pressure so I figured I'd just bleed the air out of the system and everything would be ok. It lasted a few days and then I lost prime again. Now it seems that every couple of days I have a lot of air in the pipes and I when I go to the tank to check the pressure the pressure is still around 30 - 40 and the pump is running. I have no idea where all the air in the pipes is coming from. A friend told me that I probably need to replace the check valve so I did and it hasn't fixed the problem. Now another friend is telling me that I probably need to replace the foot valve. I don't have any leaks in the pipes (that I know of) where air can get into the system, the pressure in the tank seems to be ok, the pump is working. My pump is set up kind of different from the diagram that you have on your article. There is a pipe coming out of the ground with a check valve that leads to the tank. The pump is on the other side of the tank directly across from the inlet pipe. Directly above the inlet pipe (about a foot from the top of the tank)is a pressure gauge that has a black plastic tube coming out of it and the other end of the tube is connected to the coupling that the inlet pipe goes into. What is that black tube for? Why do I constantly have air being introduced into the plumbing system? Why does the tank loose it's prime? Is there a number that I can call to speak to someone about these things? Thanks

Would turning the breaker off for long periods when the weather is below freezing cause low pressure? When we travel, which we've done a lot this winter, my husband turns off the pump at the breaker. He worries about a catastrophic leak or "flooding" of the basement while we are away. But when I came home and turned it back on, my water pressure is VERY low. It varies some, but never is what it should be? Is something frozen? We live in northern Michigan and have had quite a few sub-zero days.

#369 - You may have an iron bacteria problem. This can cause a well to basically plug up and not allow groundwater to flow into a well. Iron bacteria thrive when iron is present, and leave a reddish brown skim on the well and even pump line. Check the tank of your toilet - if it is reddish brown you may have a problem. A health department can probably check for the bacteria. You would have to disinfect the well with bleach - the health department should also have literature on how to do this properly. It may take two times to completely clear out the bacteria. Good luck.

I live in Ohio and it has been pretty cold as of late. Last night my wife let me know that it sounded like the pump was just running continuously for a while and then we lost all pressure. When I got home and checked the breaker had swithced off. When I turned it back on, the pump did nothing and the breaker tripped again. Could this be caused by the cold weather? ok i have installed a brand new well point and all new pipe driven it in the ground and installed a new check valve ran a elbow in to a 3/4 horse shallow well pump on top of pump i installed a pressure guage with a T and ran the cpvc pipe to an inline filter and into the tank with a T to run into the house. We just got home from church and our water wasnt working. Our well pump is not working. Our well is a drilled well 350 feet. My husband checked the breaker and it doesn't seem to be that. My pump runs and builds up pressure to 60 and then shuts off. Then 15-30 seconds later the pumps pressure is at 30 and kicks back on. The whole time the pressure is dropping from 60 to 30 there is no water running. Also before the pump kicks back on, while it's at 30, it makes a weird sound. Wife got up in morning used water as usual. There was hot water and cold water. About an hour later there was no water. The temprature the previous dropped to approx. 9 degrees. Turned off breakers to heater and well pump. Went under house to check on frozen lines and found some. Put heat lamp under house to warm up pipes left the lamp on all night. We found a few loose connections in the switch and the circuit breaker box but about every two weeks the tank just empties. i have a 1 hp craftsman deep well jet pump i had it set up with a 1 1/4 and 1 inch feed and pressure hoses. My elevation from my pump to my source was 100ft flat 100ft up a steep hill. I noted today that there is a very slight spray coming from it somewhere. We live in a rural area and our pump house contains a well, water pump and pressure tank. Our pressure is set at 120psi as the water has to travel up 200ft to our home. When the temperature drops to -20 celcius or below our water pressure drops to 40-60psi and we have to reset the water pump. Hi, I have a big problem with my water and desperately need it fixed. I got a new jet pump, 1/2 H, I have bought all new fittings, tried 3 foot valves, changed the venturi to deep well as its 50 feet , changed the old ejector to the new one that came with the pump, my line is good, all new clamps heated and tight, cannot find any air leaks but ..... The most I can get is 20 lbs and it won't shut off, no matter what I have tried its the same old thing and I have been at this for weeks. I thought the pump was defective so I changed it for another but same old problem. The old pump never gave me a problem but was old and needed new barings, thought it was time but this has been an absolute nightmare, I have done this before and no troubles .... please help!!! My pipe is 10 feet from the bottom of the well. We have a shallow well pump, 3/4 hp. that we pump off of a storage tank. Our water to the house surges. The pump is an inexpensive one. Our well pumps 1.5 to maybe 2 gpm. Pump is 72 PSI (5 gallon pressure tank) maximum lift 140 ft. Do I need a different pump?

Thanks for the info. This site is working a lot better than otheres. I have a surface jet pump, 2 pipe system, with a small pressure tank connected. I use this to fill a cistern at the house using a hose also for livestock. I have just changed this pump to new because of a cracked housing in the old. With the old pump, I could leave it running for a long time. The new pump will lose pressure about half an hour after running. I have the pressure tank at 40 to 45 psi and I'm not sure where the air is getting into the system. What fixes are that don't require a pro or complete new system? My electric bill went up by a $100. I started checking it out and found my water pump was running all the time. I have a submerged pump at the end of a 260 ft well. My sons friend drills wells for a living. He pulled out the pump and found a crack in the PVC pipe right above the pump that was way down in the ground. I have a submersible water well pump 270 ft. down w/1.5 hp pump. I've been told the well pumps 10 gpm. It is around 20 years old. For the past several months I've heard a loud vibrating noise coming from the electric box above the pressure tank. There was also some oil leakage in the box. A well guy came out today and replaced both the electrical box and the pressure switch (30-50). It is pulling more amps than it should, about 14 amps. He checked wires outside under the well cap. Some were corroded and he fixed that. He said could be a wire problem between well and the house or a problem with the pump itself. I haven't had any other problems with the well, except once when it vibrated loudly and I had sprinklers going, all of the water turned off. After turning everything off, it came back on and water ran again and it never happened again. Since I'm not watering so much any more I also have not heard the loud vibration again either. Any suggestions or opitions?

Old house we have been there for 26 years. Never had a problem with well unitl recently. A new subdivision was built in front of our house, but even then we had no problems. We have done everything we know to do. We have replaced the pump, the pipes and electrical wire to the house, the pressure switch several times and the tank. Water wil run when the pressure switch is tapped with a stick. However, water will only run for about 5 minutes and then it stops. If the pressure switch is tapped again the water returns. I've got a submersible pump stuck in the 4" well. The pump is hung on 1-1/4" Sched 40 PVC and I'm not sure how deep it is. I've attached a surface pump the the line going into the well and am able to pull about 5GPM from it. The problem is that water leaks out of the line even though I've installed a check valve. I am replacing a burn out surmergeable 3/4hp pump with a 3/4hp shallow well pump. It only has to suck up water about a foot. It sits on top of a dammed up spring, but then it has to push water up the hill about 180'. Then about 300' accross the flat to a pond. The objective is to keep the pond filled during periods of little rain. Really important because farm animals depend on the pond. My question has to do with wither the pump will be as efficent as the surmergeable as far as cost of operation goes. I noticed that the surmergeable is rated at 8 amp and the shallow well near 13. To prime my well that runs off of a jet pump (sucks from the top) I put into place right before the pump an inline T that has a nipple for the pipe on each end and a threaded part on top. I then got a piece of threaded pipe and fitted it with a shutoff valve with a standard hose fitting and I prime the system with a neighbors hose or the RV tank I have with a 12 volt water pump on it. I made an adapter for the hose so that you can attach your garden hose to the shutoff valve since they both have male fittings out of a piece of hose and two plastic replacement ends. To prime, simply hook up the hose, turn the valve on, and turn your water supply on and turn the valve off when the pressure builds up when your pump kicks back on. I also installed a cut off valve I got from sears that will cut the pump off if the system looses prime or well runs dry.

After power failure or CB popping on pump circuit, or after replacing the pressure tank, you have to reprime the pump. What I have done successfully in the past with my pump when it needed repriming is the following: (1.) Ensure the power at circuit breaker (CB) is "on." If pump outage was caused by a tripped CB, then go "off" first, then "on." (2.) If you have a "well-saver" resevoir tank, note the pressure at the silver dollar sized gauge is at or near "0." Your pump needs priming, so stay at the tank. If no tank then you are going to need to do this in the blind with the CB. Get a helper to stand near the closest faucet. (3.) The pump/ tank pressure control valve sits on the water line "T". Its a little 2" x 3" x 2" plastic covered electrical box with wires running into it, and a little 2" steel control rod sticking out the right side of the little box, with positions labeled "Off/On/Auto". (4.) Cycle the rod from Auto to Off about every 3-5 seconds and you will see the pressure jump a bit (2-3 psi at first) as you go back each time to Auto. As the pressure stops climbing, cycle it back to Off, then repeat. (5.) As the well pump "sips" and fills your water line and then your tank, the pressure will climb each cycle even more, by 5, then 7 then 10 psi... Be patient--if its slowly climbing then don't stop. Once you get to about 30-35 psi, or so as you pause in "Auto", the pump will really kick in and fill the tank to your max tank pressure. Mine is at 60, some are at 40 or 50. (6.) Go around through your house and drain air from each faucet/toilet/shower one at a time. (7.) Lastly, check to make sure the pump tank is auto-refilling, or you may have to repeat the last few repriming cycles. (8.) You just saved at least a $100 for a plumbing service call. -You're Welcome!

I have a shallow well pump system I drove in the early 70's and never had problems. It has a bladder tank and is 24 ft deep. Foot valve in point. I have been loosing the prime if to faucets should be in use. then when the pump builds pressure it draws air and spits that out of a faucet or shower head. It very loud and alot of air. The well casing is 2" steel pipe with an 1-1/4" in plastic pipe and foot valve below ground level and is connected below ground to the pipe that goes underground to the house and pump. You got to have pressure in the air tank to maintain pressure for your house. The well pump only pumps the water to the tank. When the pressure drops from use in the tank say as an example 20 to 30 lbs. The well pump will start to fill the tank back up. It continues to loose prime, runs all night or whenevery we leave the house and takes forever to prime. The man told us that this was a new pump in which I do not beleive and the only person to work on our pumps in this area is him. Can you recommend any other system to us or do you know of another company or someone that will come to the Clinton Maryland area to fix our pump. Please help, please I am about to loose my mind.

I have a two-line jet mounted on top of a water tank. The well is about 45 feet deep with water at aout 10-12 feet down. Under normal usage the pump turns on at about 25 PSI and after a few minutes reaches 40PSI and turns off. The problem is after heavy water usage the pumps drops to 25PSI and turns on then runs for 30 minutes or more and never reaches 40PSI. The pressure remains at 38 PSI with the pump continually running. To avoid overheating of the motor/pump I turn off power to stop the pump then reapply power. What a mistory. At the end of the line furtherest from my shallow water pump I have the greatest pressure. In fact i was filling my pool from the pressure tank drain spicket and the spicket at the other end of our home. I have a goulds pump, pumping water up out of my well, into a small tank that shows that it will handle up to 100psi. The pump recently started blowing it's seems because it wouldn't cut off. We tried adjusting the switch and it seemed to work for a bit, but then started blowing them again. I replumbed it 4 times, then finally swapped out the switch. The switch looks like it came preset to cut on at 30 and off at 50. when I first put it on it worked intermittently, then started blowing the seems again because it heated up and wouldn't shut off. So..I swapped the switch and replumbed it again and still it won't cut off. Do I need to look at the tank next? I just ran the pump up to 52psi so it would fill the tank, then i located the valve on top of the tank and let some air out..a tiny bit of moisture came out at first, but then just air, so i don't think the bladder has been breached. What can I try next? Should I set the tank to a certain psi? Maybe 50? If i'm cutting off at 50 on the pump and the tank is specced to hold 100psi? Stumped and annoyed. This is the main water source to the house. argh.. any help would be greatly appreciated before I call my expensive plumber. He charged me 800 last year when i swapped the pump and 400 last time i had to swap the switch (bout a year ago). Mayday, mayday...please HHHhhhhelp!

I have a submersable pump in a 100 ft well, with air tank with blater. When water tap is truned on, the pump comes on for a few seconds, if the tap remains open, the pump come back on again. The presaure cage does NOT show a drop in preasure, for a few cycles of this on/off/on/off actrivity. If the tap is let open for a longer period of time the pump will come about 30 psi and stay on it the presaure reaches about 60 psi. I think that I may have a bad preasure sw, what do you think? I purchased a home this past winter which I believe has a well with a submersible pump. I have an interior holding tank of approx 150 gal. The holding tank does not have a blatter but rather a pressure tank in the basement which controls the household water pressure. My problem is the holding tank ran dry and the well pump only pumps for approx 1/2 hour and then cuts out. Is this a safety feature or does it mean the well is low on water? WE contacted a "well company" and they came out and told us that there is bacteria that gets in the lines of a well after so long. the company removed the pipes to check for any bac pipes, adn replaced the old ones. The Culligan man was modifying my water conditioner while I was away from home. The repairman called me as he felt the pressure switch and storage tank needed replacement. That evening, after his repairs, our water pressure was greatly reduced. The following evening we had no water pressure at all. The repairman returned and found that the submersible pump's motor had failed and he replaced the pump. Again the following evening we had no water pressure. This time the repairman said that the installed pressure switch was defective. The pressure switch was again replaced and the system is now working. The problem is that the Culligan man says that our seven year old pump shorted itself out, that the timing of the pump failure was a coincidence and had nothing to do with his work or the defective pressure switch. Before I pay this man $1,800 I need to believe he is being truthful. Can you offer any guidance?

In regards to #1's question about the toliet not flushing when it rains, I would be willing to bet that your stink pipe (no offense meant) is clogged. This is the pipe that comes out of your roof and vents the septic lines so air can escape. Right now yours is venting up through the dry ground but when it rains, you loose your vent. I had an oold house that had this issue and ended up venting the 4" line behind the shrubs around the back of the house with a tee and then a straight section of pipe to above ground level, then a 4" cap with a couple of 1/4" holes drilled in it.

to post #24 and #54: I've had this problem before and it was a problem with the pressure tank. The basics of how it works: Since air is compressable and liquid isn't, without air to even out pressure from the pump, the pressure switch will switch on and off real fast while you use water. So what is supposed to happen is when the pressure tank is empty(of water), it should have 2 PSI less than it's rated capacity worth of compressed air(check your tank, it might be different for you, mine said 2 PSI less than rated). When the pump cuts on it should compress the air in tank even more, but it will happen slowly and regulate the water pressure to your house. First check the pressure in the pressure tank. If you have a built in gauge, don't trust it, Chances are if all the air has escaped from the tank the gauge is now damaged and isn't showing the actual pressure. For instance mine is broken after my problem and reads 40 PSI when it's completely empty of air and water. The pressure tank should have a valve on the top somewhere so air can be added or taken out. Use a tire pressure gauge on the valve on the top of the pressure tank to take a reading. It should be near the psi the tank is rated for. Use the other end of the tire pressure gague to press the valve down to let just a quick burst of air out. If you get only air out then I can't help ya, its another problem, but if you get a spray of water shooting out at ya, then your pressure tank may be out of air. These tanks are supposed to be checked twice per year for air pressure. You will have to get yourself some type of air pump. You can use a manual one but it'll take forever. An electric bicycle pump will work fine, but to do it quickly you'll want a decent air compressor. You'll need to cut off the electricity to your pump first. Then open up a faucet or two or three, or a hose, something to let the water out, I have a pressure gauge that branches off the pipes that feed my pressure tank so i unscrew that because its more convinient. Use whatever pump you have to pump air into the pressure tank while emptying the water out. Keep pumping air into the tank until no more water comes out of your faucet/hose/whatever. Without the water to hold the air in, it too will escape the tank, this is fine. Once you only have air coming out you want to close everything back up and turn off your air pump/compressor. Run your water pump for about 2 or 4 seconds, This should fill the pressure tank with just enough water to prevent the escape of air from the tank. Turn the water pump back off. Pump air into your pressure tank for a few seconds then stop and take a pressure reading from the tank. if it's not going up, run your water pump 2 more seconds and repeat this process until pressure starts to build up in your pressure tank. Then finish filling your pressure tank with air to its recomended empty capacity (mine is 2 below its full capacity). Once you've done that put everything back to normal and plug your water pump backin. It should run for a good minute or more because you've emptied out your pressure tank. But you should be good now. If it loses all it's air in a few days you have a leak in the tank somewhere, check for water bubbles around it or the valve, or get a professional to check it out at this point. We have a shallow 12 foot well and a jet pump in the house. The well is up hill from the house and will in good times create 20 lbs. of pressure up stairs. Lately the pump has stopped pumping and has air in the line, yet there is a vacuum towards the well side of the check valve two feet from the jet pump, even after back filling the line to the well.By restricting the outlet from the jet pump I cancreate some flow and pressure but alwayswith some air. We have been experiencing several problems that companies can't diagnose. We ran out of water 10 days ago. The home has three wells on the property and 2 connected to the house. We were power washing the deck and ran out of water. Both well pumps turn on at the same time and fill seperate tanks. The first company that came out dropped pennies in the well and tried to restart the pumps. Only one pump recovered water. This lasted for 3 days and then stopped working. We shut the power off and then restarted it the next day and had water for 3 days. Then we called a different company and they came out to determine that the wells were dry. They charged us $175 to drop ice cubes down a well and put a volt meter to the wires to measure the amperage. I am not happy. One issue I would like to report them to the better business bureau. Secondly, they told us to get water delivered. We did do that at $200. So we have water in the wells, but now the pumps would not recover. What is the possible problem and what course of action should we take with choosing a company to resolve this. Questions we should ask to protect ourselves from overcharging companies. If we need to replace both pumps, how much do they cost and which type do you recommend for a 350 and 600 foot well? This is a hilly and rocky environment that is noted for well problems apparently (something they don't tell you before you buy a home).

A rig crew attempted to bring it up and got 8ft from the top and the old still pitless broke and now we only have pipe to try to retrieve from a depth of approximately 60ft at this point. If I let my water rum full open for more than about 10 minutes I loose pressure and have to reset the pressure switch. When I do this the pressure comes back up so there must be water in the well. I have a Carftsman 1 HP deep well pump. Currently I have it at the top of a hill situated in the basement of our cottage. I want to move it to the lake so that priming is lees of a chore. i shocked our well yesterday, and it stopped working. the circuit blew, and when we reset, it immediately blows again. is there any troubleshooting we can do before replacing the pump inside the well?
